FOREWORD by ELLIOT GOBLET (COMEDIAN AND CORPORATE ENTERTAINER)

When Bruce Renowden approached me to write the foreword for this book the timing could not have been better because only that morning I was thinking to myself that I'd really like to write a foreword for a book on real estate. The book you are about to explore contains everything that you ever wanted to know about buying real estate but were too afraid to ask and it answers questions that you didn't even think to ask but would have regretted not asking had you known that these questions could be asked in the first place.

Whether you consider the most important thing in real estate is position, position, position, or position, position, position, position, it is an undeniable fact that the most important thing in real estate is position. And unless you're well outside the zone of real estate sanity, of course you would prefer a "renovators delight" in a good suburb over the mansion on the edge of a rubbish tip … even if it does have a north-facing backyard.

And whether you buy for yourself or buy as an investment it's really important to do your homework. Speaking of investments… over the long term there's nothing like bricks and mortar and it's an even better investment if those bricks and mortar are somehow joined together in the shape of a house. As Bruce says in this book, before you even start to look for a property for yourself you need to decide on a lot of things: none more important than where you want to live and the style of property you would like to purchase. Personally, I like an older house but just older on the outside and so right now I'm living in an Edwardian house with a high tech modern interior and a garage full of period features which I had to remove because they just made my house look too old … on the inside. But that's enough about me.

Everybody is just so busy these days so it's sensible to save your time for what you do best. Searching for a property of any kind whatsoever can be a very time consuming activity and it just makes sense to learn the secrets of how to buy a house more effectively and nobody knows those secrets better than Bruce Renowden. Now I'm not just saying that because I've written the foreword for Bruce's book. Instead I'm saying it because I've heard on the real estate grapevine that Bruce Renowden is the buyer's advocate that other buyer's advocates choose when they're searching for a house for themselves … and you can't go past that as a recommendation for a person to write a book about how to purchase a home.

I truly believe that if writing a book about buying property was a pole vaulting event at the Olympics (and who says it won't be some day) then Bruce Renowden would clear the bar every single time. And you can quote me on that. Also talking to Bruce up front can help you to remove unrealistic expectations too. One time he certainly talked some sense into me when I was thinking of purchasing a house and then converting a south-facing backyard into a north-facing backyard. But that's enough about me.

ABOUT THE AUTHOR

Bruce Renowden is a Melbourne born third generation estate agent. His father after opening his first office in Dandenong Road, St Kilda in the 1940's then opened up in Beaumaris; being at the time, only the second agent to do so in the then very tranquil and rustic "outer" bayside suburb. Bruce's training in the business began early. Answering the after hours phone calls from buyers for his dad is something he can remember doing from the ripe old age of eight years old!

Bruce himself began a real estate career in the south eastern suburb of Moorabbin working in residential sales with Bob Hamilton Pty Ltd. He achieved his own full estate agents licence in 1984 and spent time selling in bayside Hampton/Sandringham, then South Yarra at Williams and Company. Finally, and prior to buyer advocacy was a career move to the leafy eastern suburbs for eight years with leading agency Woodards.

"I attribute my knowledge and feel for the business to the association and coaching I have been very fortunate to receive, from some of the excellent leaders with whom I have worked in the industry. Strong leadership with experience and above all integrity, will provide for any student in any business the opportunity of learning what they need to know, if they have a desire to learn".

Since 1996, Bruce's time in the industry has been spent offering assistance to buyers. His business trading as "Don't Get Hammered at Auction" has helped many purchasers locate and negotiate or bid for homes across Melbourne. The advice and opinion contained within these pages is of a general nature designed to help the property buyer understand the people and the procedure in the real estate industry. This knowledge, acquired over many years spent on "both sides of the fence" helping sellers and buyers, and being himself an auctioneer, will provide invaluable assistance to not just newcomers, setting out to purchase a home or investment.

After growing up in bayside Beaumaris, Bruce's passion for the beach has never left him. Having a coastal property himself right on the shores of East Gippsland's Ninety Mile Beach, his joy is to escape there with his dog Kipper and revel in the wilderness and beauty, where land meets ocean.
